Real Estate Strategy & Planning
Whether you’re evaluating your primary residence, an investment property, a vacation home, business real estate, a potential renovation, or a future 1031 exchange, every real estate decision is a financial decision that can influence your cashflow, taxes, liquidity, risk, retirement, and long-term financial trajectory.
As part of Flat Fee 360, we help clients evaluate how real estate fits within their broader financial strategy. Our guidance may include cashflow analysis, renovation and improvement analysis, sale analysis, 1031 exchange analysis, Real Estate Portfolio Reviews, and portfolio-fit analysis to help determine how real estate supports your overall investment strategy, Financial Independence goals, and long-term objectives.
✓ Cashflow Analysis
Understand how a property contributes to your overall financial plan by evaluating income, expenses, financing, taxes, and projected cashflow. We’ll help determine whether the property supports your long-term financial objectives.
✓ Improvement Analysis
Evaluate whether renovations or capital improvements are likely to enhance cashflow, property value, marketability, or long-term return on investment. The goal is to help prioritize improvements that create meaningful financial value.
✓ Sale Analysis
Before selling, we’ll help evaluate the financial implications of the decision, including taxes, projected proceeds, reinvestment opportunities, and how a sale may affect your broader financial plan and long-term goals.
✓ 1031 Exchange Analysis
Determine whether a Section 1031 Exchange may be an appropriate strategy to defer capital gains taxes while repositioning your real estate portfolio. We’ll help evaluate how an exchange aligns with your overall investment and financial objectives.
✓ Real Estate Portfolio Dashboard
Receive a consolidated view of your investment real estate portfolio, including property values, equity, cashflow, debt, estimated returns, concentration, and overall portfolio performance. Designed to help you manage your real estate with the same discipline as your investment portfolio.
✓ Portfolio-Fit Analysis
Real estate is one asset class within your overall wealth strategy. We’ll evaluate how your real estate holdings complement your investments, liquidity, business interests, and long-term goals to help maintain an appropriate balance across your entire portfolio.

Personal Should I retire this year? Should I roll over my 401(k)? Should I pay off my mortgage? Which investment account should I use? Should I buy this rental property? Should I refinance? Am I saving enough?
Investments Should I use direct indexing? Should I sell this stock? Should I convert to Roth? Does this portfolio make sense?
Business Should I establish a Solo 401(k)? How much should I pay myself? Should I buy or lease a building? How much cash should the business keep? Should I finance this equipment? Is this acquisition worth pursuing?
One-time financial plans are a repeatable service that include identifying current financial profile, identifying goals, and building a financial plan document that helps you better understand your current financial profile.
It includes important items to address right away, detailed descriptions of important financial planning considerations, such as, but not limited to, tax strategy and planning, retirement strategy and planning, investment strategy and planning, insurance considerations, estate considerations and planning, debt strategy and planning, real estate considerations and planning, charitable giving, and cybersecurity measures.
Portfolio Checkups are a one-time repeatable service that include the investment advice necessary to improve alignment between a Client’s established Investor Profile (key factors such as net worth, goals, time horizon, and feelings about risk) and their actual portfolio.
Through this service, Oberdorfer Financial identifies any misalignment between their investor profile and their portfolio, then recommends portfolio adjustments and specific portfolio holdings and weights to buy, sell, or trim, if realignment with their investor profile is needed. This service is offered on an hourly basis as a one-time review.
